As from October 2008, it will be a requirement that all rented properties will need to produce an EPC prior to the property being rented.

As you are aware, the Tenancy Deposit Scheme came into effect on the 6th April 2007. Although inventories are not compulsory, without one, you as the landlord, would stand little or no chance of recovering anything out of the deposit should damage occur as it is common for a tenant to claim that the damage already existed when the tenancy started. We therefore feel inventories are essential. We can provide a professional and detailed inventory /condition schedule with full photographic record, which sets out the age/condition of each item, internal decoration and all included fixtures and fittings.
