The Home Information Pack (HIP)

The Home Information Packs will be a legal requirement from the 1 August 2007 on a phased basis. This will initially only be required for the sale of properties with four or more bedrooms, however, once more Energy Assessors are accredited, it will be extended to cover smaller properties. The Government remains committed to introducing the rest of the Energy Performance of Buildings Directive before the end of next year, with the result that EPCs will be required for virtually all buildings that are bought, sold or rented out. EPCs will be required for all homes that are rented from 1 October 2008. Energy assessors and home inspectors accredited to assess homes are the only people who can produce these EPCs for homes.

As from the 1st January 2009, you will be required to have your HIP ready before you can place your house on the market ... so Hi Pack Inspector can prepare your HIP before you choose your Estate Agent to market your property. This production of your HIP normally takes about 6 working days from the date of payment

The Home Information Park will contain key documents to assist both buyers and sellers. The Energy Performance Certificate tells you how energy efficient the home is and how this will impact on the environment through Carbon Dioxide emissions. The EPC will provide advice on how to improve the home's energy efficiency.

The Sale Statement will provide basic information about the sale, whether it is Freehold or Leasehold, who is selling the property and Evidence of Title. The relevant Local Searches will be provided to protect the buyer against any problems with the property or the area.

The energy efficiency rating is a measure of the overall efficiency of a home. The higher the rating the more energy efficient the home is and the lower the fuel bills will be The environmental rating measures the impact on the environment in terms of carbon dioxide (CO2) emissons. The higher the rating the less impact it has on the environment
